Patio jet washing and repointing together

A cleaner surface and sound joints start with the right assessment, preparation and sequence.

Cleaning and failed joints need one considered plan

Jet washing can lift dirt and reveal the condition of old pointing. It does not repair missing joints, and unsuitable pressure can disturb weak filling or damage vulnerable paving. Assessing the surface and the joints together helps avoid booking a clean when the patio also needs joint work.

A combined enquiry does not mean every patio needs repointing, or that both stages can be completed on the same day. Sound joints may only need cleaning; loose slabs or poor drainage may need separate attention before a joint finish is agreed.

The order depends on the surface and the material

Before washing

Identify stone, porcelain, concrete or blocks. Look for weak joints, unstable slabs and outlets that need protecting.

During preparation

Agree how failed filling will be removed and how the surface and joints will be cleaned without unnecessary damage.

Before jointing

Check joint depth, bedding and the product’s moisture requirements. Some systems require dry conditions, while others have different preparation rules.

After finishing

Protect the joints for the stated curing period. Do not pressure wash fresh joints or put furniture back before the agreed aftercare permits it.

How the work is assessed and planned

Assess the cause

Start with wide photos, joint close-ups, your postcode and access details. Slab movement, pooling water and damaged bedding need assessment before joint replacement is agreed.

Prepare sound joints

Where repointing is suitable, failed filling needs appropriate removal without damaging slab edges. Clean the surface and joints using a method suited to the paving, keep outlets clear and check the required joint depth.

Choose and apply a compatible system

Agree the material after checking the paving, bedding and joint sizes. Follow that product’s preparation and application requirements rather than choosing on colour alone.

Protect the finish

Weather, drying and curing requirements determine the work sequence. Keep people and pets off for the advised period and follow the agreed aftercare before washing or moving furniture back.

Which jointing material is suitable?

There is no single material that suits every patio. The options below are subject to inspection; they are not a specification for your paving.

Sand and cement / mortar-based pointing

A compatible sand-and-cement or proprietary mortar system can give a firm traditional joint on suitable rigidly laid paving. It needs careful mixing, depth and finishing; a rigid joint can crack if the slabs move, and careless application can mark porous stone. A thin skim over failed joints is not a repair.

Resin and brush-in jointing compounds

Some resin-based compounds are brushed into prepared joints, which can make application practical on suitable paving. Brush-in describes the method, not one universal chemistry: products vary in drainage, bedding, width, depth and weather requirements. Poor compatibility or preparation can cause failure, and residue can mark some surfaces. The actual system is agreed after inspection.

Porcelain and block paving

Porcelain may require a compatible exterior grout with suitable joint widths and careful residue removal. Conventional flexible block paving generally needs the specified jointing sand instead of rigid slab pointing. These are not interchangeable treatments.

Questions about patio jet washing and repointing together

Can jet washing damage old patio pointing?

Unsuitable pressure or technique can disturb weak joints and damage vulnerable surfaces. Existing pointing and the paving material should be checked before choosing a cleaning method.

Is a combined clean and repoint always finished in one visit?

No. Preparation, drying, weather and the selected joint system may require separate stages. The sequence should be agreed after assessment rather than promised in advance.

Will repointing fix loose slabs?

No. Joint replacement does not repair unstable bedding or reset paving levels. Moving, sunken or rocking slabs need assessment first; the scope of any separate repair must be agreed before repointing.

Can you choose the material from a photo?

Photos help with initial advice, but joint dimensions, bedding, drainage and the paving material may need an inspection. No particular brand or system is promised before suitability is checked.
